Ground Floor - Non Smoking. The apartment is designed for the disabled. The bed measures 2.10 x 1.00 m. A comfortable sofa-bed is available for a second person. The combined living / sleeping area is generously shaped: Bedding-chest and lockable dresser, dinette with cupboard and kitchenette with two cooking plates. The bath with sliding door has a ground-level shower, shower-seat, grip-supports and a height adjustable mirror. The real stained glass windows are especially attractive in this apartment.

We offer the Breakfast-Gourmet with French Champagne, smoked salmon with horseradish, a choice of bread /rolls, ham, cheese, eggs, jam, yoghurt...

We serve the “Upper Palatinate” Breakfast that concludes with a regional prune-brandy, called “Birgländer”.

Have your breakfast whenever you like in your apartment. You will find fresh ingredients for a complete breakfast in your refrigerator on arrival.

We are a small 5-star hotel with 4 apartments and one double room. The house is shown from 1847, in part (vaulted living room) but significantly older. Around 2000 we have completely renovated and transformed into luxury apartments. Here you can relax completely independent. You'll find everything you need for your daily needs. Color TV with satellite, stereo, clock radio, telephone, hair dryer and much more.

All apartments are fully equipped with coffee, eating and cooking utensils, some with dishwasher and lots of electrical kitchen helpers. Cooking - you don't have to, but you can.

Antiques, new-made solid wood furniture, handmade curtains, stained glass and exquisite pictures and decorations create a refined ambience.

For entertainment board games, cards and books are available. Full information packs describing the country and people, excursions, walks and hits for kids.

Superior beds (1 x 2.10 m) and anti-allergic blankets ensure a perfect sleep. Coin operated washing machine, dryer and ironing board are available with-iron.

All apartments are internet, telephone flat rate for the German ground network, mail card, information pack, fly screen mesh, vacuum cleaners, cleaners, umbrellas, linens, towels, dish towels, shoeshine box, shoe horns, welcome swallow, drink service.

Sheltered courtyard makes it perfect place to relax in the sun, barbecuing or reading. The house has two garage spaces, bicycles and Nordic walking poles.

Location:

Königstein is a state-approved resort village near Nuremberg and Bayreuth. It’s situated in the nature reserve “Swiss Franconian”, near the Autobahn A9 Munich-Berlin and A6 Paris-Prague. To the US-training area of Vilseck/Grafenwoehr it’s a 10 min. driving.

The house on the market lies in the old town center, so all the shops "around the corner": bakers, supermarkets, butchers, hairdressers, drinks, cobblers, practicing doctors, dentists and naturopaths. Many guest houses - in sight - are offering cheap and good food

Many hiking trails begin on the outskirts. There is also the 18-hole golf course. In the resort you are a beautiful natural swimming pool and Kneipp facilities available.
